A worked classification for rental property expenses

A landlord pays $900 to repair a leaking supply line, $1,200 for annual insurance, and $12,000 for a new roof. The first two costs are current deductions. The roof is a restoration of a major building component, so it is placed on a 27.5-year schedule instead of being deducted as $12,000 on line 14.
