Rental property tax software: which ones reach a Schedule E

Tax reporting is where landlord software claims diverge most from what the pricing pages actually say. Plenty of products say tax reports and mean a 1099 or an expense summary by category. Fewer say Schedule E. Almost none say anything about depreciation, which is the largest single deduction on most residential returns and the one a spreadsheet is most likely to skip entirely. Here is the state of it, read off the source pages.

Of eleven landlord products checked in August 2026, five state a Schedule E report on their pricing page: Baselane (free Core plan), Azibo (free), Landlord Studio (all plans), RentRedi (one-click generation) and Stessa (paid Manage plan at $12/mo billed annually). DoorLoop, Buildium, Rentec Direct and TenantCloud list 1099 or other tax reports but do not state a Schedule E. Almost none publish anything about computing a 27.5-year residential depreciation schedule, which is the line that most often goes unclaimed.

  • Which landlord software produces a Schedule E?

    As published in August 2026: Baselane on its free Core plan, Azibo on its free platform, Landlord Studio on all plans, RentRedi with one-click generation on all plans, Stessa on the paid Manage plan at $12/mo billed annually, TurboTenant through its accounting product, and rents.ai on both plans. DoorLoop, Buildium, Rentec Direct and TenantCloud list 1099 or other tax reports without stating Schedule E.

  • Does any landlord software calculate depreciation?

    Very few say so on their pricing pages. Baselane lists cost segregation on its $20/mo Smart plan, which is adjacent but not a 27.5-year residential schedule. rents.ai computes it from cost basis, land value and in-service date using the 27.5-year straight-line MACRS mid-month convention and places the result on Schedule E line 18. Where a vendor's page is silent, this page records it as not published rather than as absent.

  • Is a Schedule E report the same as filing my taxes?

    No. All of these products produce records and reports for tax preparation; none of them file a return, and none of this is tax advice. A Schedule E report gives you or your preparer the figures arranged the way Part I of the form is arranged. What varies between products is how much of the arranging you still have to do, and whether the depreciation line arrives computed or blank.
