Azibo alternatives

Azibo alternatives, including staying.

Every price on this page was read from the vendor's own pricing page, each entry links its source, and rents.ai is not at the top of the list. That is not modesty. It is what makes the rest of the page usable.

Short answer

Azibo charges landlords no monthly fee and includes rent collection, banking, accounting and a Schedule E tax form, so alternatives generally cost more rather than less. Baselane Core and Stessa Essentials are the other genuinely free options, with Baselane also including Schedule E reports at $0. If you want to pay for more product, RentRedi is $12/mo billed annually for unlimited units and TenantCloud starts at $15/mo billed annually.

First question

Should you actually leave Azibo?

Often not. Switching accounting products mid-year costs real hours, so it is worth being specific about what is wrong before reading a list of replacements.

Reasons to stay

  • There is no monthly fee for property owners at any portfolio size, which no subscription product can match.
  • Rent collection, banking, transaction import, accounting and a Schedule E tax form are all included at $0.
  • Screening is charged to the applicant at $39.99 rather than to you.

Reasons people leave

  • One-off charges add up: $29.99 per state-specific lease with eSign, $99 per seat per year for Collaborate.
  • Its pricing page does not list listings or syndication in a plan.
  • You want a subscription product with a support relationship rather than a transaction-funded one.
  • Nothing published about computing a residential depreciation schedule.

The field

5 alternatives to Azibo.

Ordered by fit for a self-managing landlord with one to ten units, not by what we would prefer you clicked.

  1. 1Baselane

    Free, or $20/mo

Best for landlords who want landlord banking and the books in one account.

Also free at the entry plan, so the choice against Azibo is about what each $0 tier includes rather than cost. The published feature sets are close, so price and fit decide it rather than any single capability. Worth a look if you are someone who want landlord banking and the books in one account.

  2. 2Hemlane

    $0 to $58 per unit/mo

Best for remote landlords who want a local person on the ground.

Also free at the entry plan, so the choice against Azibo is about what each $0 tier includes rather than cost. It states tenant screening where Azibo puts a condition on it. Worth a look if you are remote landlords who want a local person on the ground.

  3. 3RentRedi

    $12 to $29.95/mo

Best for landlords who want unlimited units on one flat annual price.

$12/mo, so it costs more than staying on Azibo's free plan and has to earn that. It gives up free plan, which Azibo includes. Worth a look if you are someone who want unlimited units on one flat annual price.

  4. 4rents.ai

    $10/mo one property, $18/mo unlimited

Best for landlords whose actual gap is the tax return.

Cheaper than Azibo on the entry plan and much narrower. Not a general replacement, and it does less. It is the answer only if the specific thing you want is residential depreciation computed from cost basis on the 27.5-year mid-month schedule, and a per-property Schedule E kept current all year, without a bank login.

  5. 5Buildium

    From $62/mo

Best for professional managers who need trust-grade accounting.

$62/mo, so it costs more than staying on Azibo's free plan and has to earn that. It gives up free plan, which Azibo includes. Worth a look if you are professional managers who need trust-grade accounting.

Questions

What people ask before switching.

  • Is anything cheaper than Azibo?

Not meaningfully, since Azibo has no monthly fee for landlords. Baselane Core and Stessa Essentials are also $0/mo, and Landlord Studio's Go plan is free for up to three units. The comparison between free options is about what each includes rather than what each costs.

  • What does Baselane include that Azibo does not?

On published August 2026 pricing, both are free and both include banking, rent collection, transaction import and Schedule E reporting. Baselane additionally lists QuickBooks and Xero sync, a mobile app and a tenant portal with autopay on its free Core plan, and adds auto-tagging and cost segregation on Smart at $20/mo.

  • When is a paid product worth it over Azibo?

When the free product's specific gap costs you more than the subscription. The most common one is depreciation: Azibo's pricing page lists a Schedule E tax form but says nothing about computing a 27.5-year residential schedule, which is usually the largest deduction on the return. If you already have that number, paying to leave a $0 product is hard to justify.

If the gap is the tax return, look at ours.
